Why Turkiye, and why now

The Turkish property market combines three things that rarely meet in one destination: geographic range that lets you pick a city to fit your goal rather than the other way round, infrastructure that expanded quickly over the past decade, and a legal framework that grants foreign buyers full ownership in their own name with an official title deed.

- Full ownership in the foreign buyer's own name with an official title deed - A route to Turkish citizenship through property investment - Real choice between residence, investment and seasonal rental - Transactions completed in weeks, not months, once papers are in order - An active rental market that offsets part of the cost of ownership

Our property lines

What we sell and rent

Six lines, each with its own buying logic and its own due-diligence checklist.

Completed apartments

Delivered units in gated developments and standalone buildings, ready to live in or to let from day one.

Investment property

Units selected on yield: strength of rental demand, ease of resale, and the ratio of price to expected income.

Citizenship-eligible property

Property that meets the conditions for citizenship by investment, with a certified valuation and the statutory no-sale undertaking registered on the deed.

Off-plan projects

Buying before delivery at pre-handover prices with flexible payment plans, after we examine the developer's record and the project's permits.

Land

Residential, agricultural and investment plots, with a frank reading of the land registry and the permitted construction ratio before any commitment.

Commercial property

Shops, offices and warehouses in locations with real footfall, valued on operating income rather than floor area alone.

Every market has a different need

We work with Gulf and Levant clients, and recommend the route that actually works for each.

Kuwait

Interest centres on citizenship-eligible property. We shortlist compliant units and run the valuation and the citizenship file through to the decision.

Palestine and Israel

Demand ranges between residence and investment, concentrated in Istanbul and Izmit. We balance proximity to services, price per square metre and resale prospects.

Saudi Arabia

The leading interest is seasonal rental in Sakarya and Trabzon: villas and cabins with a clear operating season, which we manage and let on your behalf.

How you buy with us

Eight steps. We skip none of them, however much either side is in a hurry.

1. We fix the goal first: a home, rental income, or citizenship. The goal decides the city, the type and the budget. 2. We send a short file of three to five options only, with prices, expected returns and their drawbacks stated plainly. 3. A viewing tour on the ground, or a live video tour if you are outside Turkiye. 4. Legal due diligence: title registry, mortgages, liens and the habitation permit. 5. Negotiation and contract signing with a sworn translator present. 6. Certified valuation, bank account opening, and transfer of the price through lawful channels. 7. Transfer of the title deed in your name or under a notarised power of attorney. 8. Handover of keys and activation of water, electricity, gas and internet.

Where we work

Across Turkiye, with four regions we know street by street rather than from a map.

Istanbul

The widest market and the highest liquidity on resale. The strongest fit for investment and for citizenship-eligible property.

Izmit and Kocaeli

A lower price per square metre than Istanbul, with industrial and service proximity. Our base is here, and our knowledge of it is field knowledge.

Sakarya

Nature, lakes and a strong domestic tourism season. The best fit for cabins and villas on daily rental.

Trabzon

The first summer destination for Gulf visitors, and a high-yield seasonal rental market.

The relationship does not end at the title deed

The transaction is the beginning of the relationship, not its end. These are the services we provide after ownership:

- Interpreting and accompaniment in government offices - Opening water, electricity, gas and internet accounts - Residence files: property, tourist, student, investor and work permits - Health insurance, compulsory third-party motor cover and comprehensive cover - Managing and letting your property daily or annually on your behalf - Inheritance services for foreigners who own property in Turkiye - Interior maintenance: electrical, plumbing, painting and renovation

Questions buyers ask before they pay

Can a foreigner own property in Turkiye in their own name?

Yes. Nationals of most countries may own in their own name with an official title deed, within statutory limits on area and location. We verify the eligibility of both the property and the district before any deposit.

How long does the title transfer take?

Once the papers are complete and the valuation is ready, the transaction is usually completed within days to a few weeks, not months.

What are the conditions for citizenship through property?

Ownership of property worth no less than the applicable threshold — 400,000 US dollars at the time this page was prepared — under a certified valuation, with an undertaking not to sell for three years. Thresholds are updated officially from time to time, and we confirm the current figure to you in writing before purchase.

Do I need to travel to Turkiye?

No. The purchase can be completed under a notarised power of attorney, with a live video viewing and every stage documented.

What costs come on top of the price?

Title deed fees, the valuation, translation and notarisation, utility connection charges, and VAT where it applies. We give you a written estimate of costs before signing.

Do you manage the property after purchase?

Yes. We handle daily or annual letting, collection, maintenance and bill tracking, with a regular report to the owner.
