Property ownership
Purchase of property worth no less than 400,000 US dollars under a certified valuation, with an undertaking not to sell for three years. The most chosen route, because the asset stays in your hands and produces income.
Turkish citizenship by investment is not a long-stay residence permit or a deferred promise. It is full citizenship with a Turkish passport for you, your spouse and your children under eighteen, while you keep your original nationality.
- A Turkish passport for you and the family members included in the same file - Retention of your original nationality; Turkiye does not require you to renounce it - Visa-free entry to a wide group of countries - The right to own, work and establish companies without foreign-national restrictions - Education and public healthcare on the same footing as a Turkish citizen - No requirement to reside in Turkiye during processing
The statutory routes
The financial thresholds are updated by official decision from time to time; we confirm the current figure to you in writing before any commitment.
Purchase of property worth no less than 400,000 US dollars under a certified valuation, with an undertaking not to sell for three years. The most chosen route, because the asset stays in your hands and produces income.
A deposit of 500,000 US dollars in a Turkish bank, held for three years. Procedurally the simplest route for those who would rather not manage a property.
A fixed capital investment of 500,000 US dollars approved by the Ministry of Industry and Technology.
Purchase of government debt instruments worth 500,000 US dollars, held for three years.
Purchase of real estate investment fund or participation fund shares worth 500,000 US dollars for three years — an option for those seeking an interest-free alternative.
The comparison between routes is not made on the amount alone, but on what remains in your hands after three years.
- A lower threshold: 400,000 dollars against 500,000 on every other route - The asset is yours and is registered in your name with an official title deed - The property produces rental income throughout the three-year holding period - The option to sell once the period ends, with the prospect of a capital gain - Your money is not frozen in an account you cannot touch
The usual timeline once papers are complete is three to six months.
1. An eligibility session: we review your situation, nationality and objective and settle on the right route before any payment. 2. Selection of an eligible property from a list we have already verified against the conditions. 3. A certified valuation by a licensed expert to evidence that the statutory threshold is met. 4. Opening the bank account and obtaining the tax number. 5. Transfer of the price through documented lawful channels, without which the file is not accepted. 6. Transfer of the title deed with the three-year no-sale undertaking registered on it. 7. Obtaining the certificate of eligibility for citizenship from the competent authority. 8. Filing the residence application and then the citizenship application for you and your family. 9. Following the file through to the decision and the collection of the identity card and passport.
One file, one accountable party, no shuttling between brokers.
We verify the eligibility of the property, the district and the seller before you pay a deposit, because an ineligible property brings down the entire file.
Arranging the valuation with a licensed expert and reviewing the report before submission to confirm the statutory threshold is met.
The bank account and tax number, and documenting the transfer route in the form the authorities accept.
Completing the transfer and registering the no-sale undertaking in its correct statutory form.
Preparing, translating and certifying the documents, then submitting and following the file with the competent authorities.
Regular written updates on the status of the file until the Turkish identity card and passport are received.
A single investment covers the immediate family with no additional investment fee: the applicant, the spouse, and children under eighteen. Children above that age are treated as independent applications with routes of their own, which we explain plainly before the purchase rather than after it, so that you do not build a decision on a mistaken assumption.

No. Turkiye permits dual nationality and does not require you to renounce yours. Check your own country's law, however, as some states prohibit dual nationality.
Once the papers are complete and the property is sound, processing usually takes three to six months to a decision.
No physical residence or waiting period is required before applying on this route, unlike ordinary naturalisation.
Not before three years have passed from registration, as the undertaking is recorded on the title deed. After that you may deal with it freely, and the citizenship remains.
Yes. More than one property may be included in the same file provided the total certified valuation meets the statutory threshold and each is registered on the same terms.
Refusals most often stem from an ineligible property or an undocumented transfer route — precisely the two things we check before you pay. If a refusal arises for reasons unrelated to the property, the property remains yours and a fresh application is possible once the cause is addressed.
